As a Seller’s Broker, KCBI represents property owners as long-term, valued CLIENTS, rather than simply selling a prospective transaction to a property owner. KCBI’s sole duty as a Seller’s Broker is to represent its client’s interests, and not the interests of the buyer.
As a Seller’s Broker, KCBI assists its clients by:
- Creating and executing a customized marketing plan tailored to the specific attributes of the property offered for sale, including:
- Virtual tours on the Internet
- Design and placement of print advertisements
- Design and execution of direct mail campaigns
- Creation and placement of postings on appropriate Commercial Real Estate listing services
- Coordinating, scheduling and overseeing all property showings
- Offering full cooperation with other brokers and agents
- Exposing the property to the most appropriate potential set of buyers, whether broad or highly specific in nature
- Directly contact individual potential buyers known to be active investors in the appropriate property category
- Maintaining an extensive familiarity with the relevant marketplace and its trends to ensure accurate pricing and insightful negotiations with interested parties
- Responding promptly and professionally to all interested parties
- Immediately presenting any offer to purchase
- Serving to insulate the principal from annoying and problematic aspects of buying/selling process
- Assisting in verification of buyer’s ability to perform
- Obtaining committed offers in writing, in accordance with the seller’s specific wishes
- Negotiating an acceptable contract
- Actively soliciting back-up offers throughout the negotiation process with other parties
- Collecting and processing necessary disclosures
- Placing the inspection results in perspective
- Negotiating resolution of any objections
- Monitoring the loan process and staying highly engaged around deadlines and contractual details
- Working with Title Company to ensure the contract requirements are met
- Ensuring documents are delivered to appropriate parties/attorneys/accountants on time
